Key Features: In a completely open restaurant space, new soffits were installed to create two distinct dining/lounge areas; new fireplace was installed; bar area remodeled; kitchen completely gutted and renovated; a “to-go” pick up area was created; all new light fixtures and flooring; coordination for the installation of a 1,500-gallon fish tank.

Challenges: The owner wanted the remodel complete prior to the home opening day for the Colorado Rockies. The old restaurant was closed in November 2017 and demo begun while waiting for the building permit. Permit was finally obtained in late January, leaving a 65-day schedule to meet the deadline. Further hurdles occurred when street closure permits were not available for fire line tie-in and, due to building department errors, the fire sprinkler permit was not issued in time for opening day.  We worked around these complications by coordinating with the building inspectors to obtain partial inspections, finding ways to piggy-back with the contractors who held the street closure permits and scheduling work out of sequence to keep the project moving along. Despite the complications out of our control, the restaurant was turned over only seven days late, in time for the Rockies’ second home stand.
